    Your Neighbour’s House Sold. Yours Didn’t. What Happened?

    Imagine two very similar homes on the same street.

    One homeowner spent $50,000 renovating their kitchen before putting their house on the market. They chose expensive finishes, upgraded the appliances, and assumed all that money would come back to them when they sold.

    Their neighbour took a different approach. They painted the house, cleaned up the landscaping, brought in a professional stager, and made sure the home showed as well as possible.

    The neighbour’s house sold. Yours didn’t.

    So what happened?

    When you focus on impact, you sell. When you focus on cost… you might remain on the market.

    Spending More Doesn’t Always Mean Getting More

    One of the biggest mistakes I see sellers make today is over-upgrading their home before selling.

    There was a time when spending $50,000 on a kitchen or finishing a basement could make a lot of sense. Construction costs were lower, buyers had fewer choices, and during the COVID market, people were competing aggressively for almost anything that came up for sale.

    That’s not the market we’re in anymore.

    Today’s buyers have options. They’re comparing your home against everything else available, and they aren’t necessarily going to pay you dollar-for-dollar for the renovations you’ve completed.

    That’s why, before spending a significant amount of money, I generally recommend looking at the basics first.

    Fresh paint, professional staging, decluttering, a thorough cleaning, basic landscaping and fixing the little things you’ve been putting off can completely change how a home presents without costing tens of thousands of dollars.

    The goal isn’t to make your home the most expensive house on the street. It’s to make it one of the most appealing homes in its price range.

    An asking price doesn’t tell us what a property is worth. The places you should put your focus into are the listings that HAVE sold.

    Don’t Let An Unsold Listing Determine Your Price

    Pricing is another area where sellers can get themselves into trouble.

    Let’s say there’s another house on your street listed for $1,100,000. You walk through the photos and immediately think, My house is nicer than that.

    So naturally, you think your home should be worth $1,100,000 or maybe even a little more.

    There’s just one problem.

    That house has been sitting on the market for eight months.

    An asking price doesn’t tell us what a property is worth. A seller can ask whatever they want. What matters is what buyers are actually willing to pay.

    If similar homes are consistently selling for $950,000, an unsold home listed at $1,100,000 isn’t evidence that yours is worth $1.1 million. If anything, eight months without a sale may be evidence that buyers don’t agree with that price.

    This is where sellers need to pay attention to sold properties, current competition, days on market and what buyers are actually responding to.

    The homes we’re seeing succeed today tend to have something in common: they’re prepared properly, marketed well and priced close enough to market value that buyers see a reason to act.

    A lot has changed in the real estate industry in the past 4 years. That’s why it’s more important now than ever to consult an agent who knows the market.

    The Strategy That Worked Four Years Ago Doesn’t Work Today

    Real estate has changed enormously over the past four years.

    During the COVID market, sellers could list a home, hold offers and have buyers competing against each other within days. In many cases, the market itself did a lot of the heavy lifting.

    Today, sellers need a much more deliberate strategy.

    That’s why working with someone who understands your specific area matters. An area expert should be able to tell you which homes actually sold, which ones didn’t, how long they took to sell, what buyers responded to and, most importantly, why.

    Sometimes the difference between two similar houses on the same street isn’t the house at all.

    It’s the preparation.

    It’s the price.

    It’s the presentation.

    And it’s the strategy behind the sale.

    Before spending $50,000 renovating or choosing your asking price based on what your neighbour hopes to get for their house, talk to someone who understands what’s actually working in today’s market.
